Our Fee is 5.9% of monthly rent received plus $299 each time we place a new tenant. That's all, nothing else. What's the catch? We generate a complete financial picture for each of your properties with full general ledger accounting. We track property income, expenses, liabilities and more on a cash or accrual basis. We run key financial reports including the Owner Statement, Income Statement, and Balance Sheet.

 

Owner Online Access

We keep a history of all tenant charges and payments. Our owners can view online, print current statements, and run delinquency reports on demand. Owners get online access to all their data, leases, and other documents and can update their contact information online.  

 

View Maintenance Requests and Approve Work Orders Online or Via Email 

Our Owners have the option of using our online services to view maintenance requests and approve work orders.  Our owners get notified instantly when new requests arrive and we keep residents informed with online and email status updates.  We maintain property repair and maintenance records online and generate maintenance reports.

 

Accept and Issue Electronic Payments  

We pay all owners by direct deposit and pay property expenses by issuing electronic payments.  We allow tenants the option of making safe, secure payments online via our resident website, either by scheduling recurring payments or by initiating a payment each month.  Our owners can run activity reports to view pending, funded, and rejected payments as well as other reports. 

 

Resident Online Access  

We provide residents with online access via our resident website. We provide access to their accounts, allow them to make electronic payments, and submit maintenance requests.  Residents can also download condo docs, leases, and other documents.  We additionally post all important notices and announcements electronically and create online directories of important phone numbers.
